January 18, 2017 – The residential boom in one of Columbus’ most trendy neighborhoods continues as it continuously begins to see new developments east and west of High Street.

The Short North, a Columbus neighborhood wedged in between The Ohio State University campus district to the north and the city’s central business district to the south, continues to be one of the fastest growing neighborhoods in the state capital. Growth in the area is so considerable that many new developments are popping up off the main drag of High Street and into the Short North’s smaller neighborhoods, such as Victorian Village to the west and Italian Village to the east.

Some of the projects currently under construction include:

  • 25 Jeffrey Park, a luxury condominium development with nine units planned for Phase I. Located in the new Jeffrey Park development in Italian Village, asking prices for the condos begin in the low $600s with a coveted 4,000 SF corner unit going for $1 million.
  • 995 North Fourth Street, a retail redevelopment in Italian Village at the corner of Third Avenue & North Fourth Street. Most of the space has already been leased, with tenants including a yoga studio, Amaze Escape Game, a Mexican restaurant by Chris Crader, and Royal Rhino Club: a New Concept by Charles Penzone
  • 991 Denison Avenue, which includes a 54-unit apartment building to be named The Jerome and 16 for-sale townhouses as part of a development called Truberry on Second.
  • Aston Row – Phase II, at the northeast corner of Denison Avenue & Starr Avenue. Four separate buildings with 10 new townhomes for a total of 20 townhomes in the development. Each unit has two bedrooms, two-and-a-half baths, and a private two-car garage. Asking prices begin around $425,000
  • The Castle, A redevelopment of a former White Castle site to make way for a new eight-story mixed-use building. The building will feature 98 apartment units, 12,000 SF of office, 11,000 SF of ground-floor retail (including a new White Castle restaurant), and 206 parking spaces, half of which will be allotted to the public.

There are also some confirmed projects that have yet to be given final approval and/or have yet to begin construction. They include:

  • 23 West Second Avenue, an eight-story mixed-use building on the site of the former International Brotherhood of Electrical Workers building. The building will feature a mix of condos, office space, and ground floor retail at the intersection of High Street and West Second Avenue.
  • 873 North High Street, a redevelopment of the current Grandview Mercantile site with a proposed four-story building featuring a mix of office space and ground-floor retail, and an additional six-story residential high-rise with 100 units and 122 below-ground parking spaces.
  • 800 North High Street, a 10-story building with a 111-room Moxy by Marriott hotel, over 50,000 SF and a restaurant on the ground floor. The site most recently housed Haiku, a sushi restaurant and Columbus staple for the past 18 years that closed in December to make way for the project.
