Client Spotlight: Spirit Christmas

Spirit Halloween season is behind us, while Spirit Christmas season is officially underway. Spirit Halloween’s typically move into these vacant stores in early August and virtually have no competition during the season. “With no competition, Spirit’s been alone in the independent Halloween seasonal market,” Zachary Sogoloff, Executive Vice President at Goodman Real Estate Services Group LLC in Lyndhurst, told Crain’s in a recent article.

These stores seasonally take over vacant storefronts ranging from 10,000-40,000 SF that were previously occupied by national retail tenants like Joann, Party City, Rite Aid, and even Toys”R”Us. These Halloween pop-up stores sell seasonal merchandise throughout the season including home decorations, costumes, and more themed goods. In each Halloween season, currently more than two dozen Spirit Halloween stores open in Northeast Ohio, many are located in Goodman Real Estate’s listed shopping centers.

After testing a handful of locations in 2024, it has recently been announced that Spirit Halloween is expanding its Spirit Christmas Brand to 30 locations. Goodman was able to assist their client America’s Realty in landing one of the two planned stores for Northeast Ohio at Great Lakes Plaza in Mentor. The Mentor location and a second location at Belden Village Crossing in North Canton are both NOW OPEN. As Spirit Halloween utilizes unrented vacant storefront for their seasonal sales, their Christmas stores are taking advantage of the same opportunity. After touring our Mentor location, it seems likely that Spirit Christmas will be leasing pop up shop space for many more seasons.
