New Gateway Development at John Carroll University

Congratulations to Richard EdelmanZack SogoloffSeth Marks, and Tristan Palmieri for JCU receiving zoning approval for the JCU’s Gateway Development, a transformative mixed-use development set to break ground in early 2025 at the gateway to John Carroll University.

This five-story project will blend vibrant retail space with modern residential and student living accommodations, creating a dynamic hub for the surrounding community. The first floor will feature 27,630 square feet of retail space anchored by a specialty grocery store (to be announced soon) and room for additional tenants, potentially including a restaurant. The structure will include 186 parking spaces dedicated exclusively to retail customers, ensuring convenience for shoppers. Additional parking is planned adjacent to the development for student use. The upper floors will house residential units, catering to the university’s 3,673 students and offering a unique living experience in a prime location. Located at the crossroads of University Heights, Shaker Heights, and Cleveland Heights, this development is ideally positioned in a densely populated area where over 15,000 residents with average household incomes exceeding $150,000 live within walking distance.

With a planned opening in time for the Fall 2026 semester, this project will seamlessly blend modern convenience with community connectivity, setting a new standard for urban development in the area. Stay tuned for updates as this exciting project takes shape!

Richard, Zack, and Seth began working on this planned development in 2022 when John Carroll University did an RPF for a mixed-use redevelopment. They were contacted by a developer looking to help JCU with the property and wanted to incorporate a retail strategy/marketing plan into their development proposal. The Goodman team partnered with the developer and presented their retail strategy/marketing plan in a way that caught JCU’s attention. While the developer Goodman had initially partnered with was not selected, JCU reached out to our team and asked us to remain involved in their plans with the winning developer. After several years of planning with multiple development partners, the JCU Gateway Development is now real with plans to start demolition and construction soon.
